What Bothell houses need
The older part of Bothell sits around downtown and up the hills south of it. Maywood Hills has some of the oldest houses in the city, a few from the early 1900s, though most went up in the 1950s and 60s. Westhill is known for ranch and split-level houses. On houses that age the paint has been layered for decades, the trim has been repaired more than once, and the bottoms of sills and doors are where rot hides.
North of the river the city is younger. Canyon Park is mostly 1980s single-family houses, Thrashers Corner mixes 1970s and 80s ramblers with 1990s Craftsman-style builds, and North Creek is largely recent construction. Houses from the 1980s and 90s often have hardboard lap siding, which swells where water gets behind failed paint. Newer houses in fibre cement need clean, well-caulked joints more than extra coats.
Three things specific to Bothell
- 1
Two counties, one set of rates
Bothell sits in both King and Snohomish counties. The county line decides your property records and your school district, not your price: our published rates are the same on both sides.
- 2
Hardboard siding
Swollen hardboard at the bottom edges and butt joints cannot be painted back flat. Those boards need replacing before paint, or the new coat fails along the same lines within a couple of winters.
- 3
HOA rules in newer plats
Many subdivisions around Canyon Park and North Creek have an HOA with rules on exterior colours and fence style. Read your CC&Rs, or ask the board, before you pick a colour or a fence design.

Bothell rates are our rates
Bothell pays the same published rates as Mill Creek. The things that move a Bothell number are hardboard boards that need replacing, how much old paint has to come off, and the height of the house.

Your street not listed? Text anyway. We cover all of Bothell on both sides of the county line.
Do you work on the King County side of Bothell?
Yes, both sides. The rates, the warranty and the estimate are the same whichever county your house is in.
Our hardboard siding is swelling. Can it just be painted?
Not the swollen boards. Paint will not flatten them and will not stick to them for long. Those boards get replaced and the rest of the wall gets prepped and painted.
Does our HOA need to approve a new fence?
Many Bothell HOAs set fence height, style and sometimes stain colour. Get the rules or the approval first and bring it to the estimate, so the price matches what you can build.
Can you stain the deck and the fence in the same visit?
Yes, and in a short dry window it is often the sensible way to do it. Both go on one estimate as separate lines.
Is the estimate free?
Yes. Dmitriy measures on site and writes the price down. Text or call 425-543-8307; Olga answers from 7am to 9pm.
