What Bellevue houses need
Houses east of I-405 mostly fall into two groups. Lake Hills, Woodridge and Newport Hills are full of 1960s and 70s split-levels in cedar shingle or bevel siding: the wood is usually sound, but the old solid stain has gone chalky and the south walls are twenty years past due. Those need a careful wash, tannin-blocking primer on bare shingle, and a stain-quality finish — not a cheap flat that will flash the first time it rains.
The newer builds in Somerset, Cougar Mountain and Bridle Trails are stucco and hardboard with tall two-storey elevations on sloped lots. The painting itself is straightforward; the cost sits in scaffolding and access. Dmitriy prices that at the walkthrough.

Somerset, Newport Hills and most Cougar Mountain plats need a submittal. The board wants brand, colour code and sheen, and large samples on the wall help it see the real colour.

North walls under big firs grow mildew faster than they do in Mill Creek. Those walls get treated, not just rinsed, or the new coat has something living under it by the second winter.

Bellevue work splits along I-405 in a way that shows up in every estimate. Do you charge extra to come over from Mill Creek?
No. Bellevue is a 25–40 minute drive and it is built into our rates. You pay the same $2.75 per square foot on an exterior as a customer two streets from our shop.
Can you handle our HOA colour submittal?
Yes. Bring the association's requirements to the estimate. Boards usually want brand, code and sheen, and two large samples on the wall help them decide. The board still has to sign it, so start that before the dry window opens in spring.
Does Bellevue require a permit to repaint?
Not for painting an existing house. Permits come up when the job turns into structural repair; if we hit that, Dmitriy tells you before any work continues.
Our house is three storeys on a slope — can you reach it?
Height and access are checked at the estimate, and whatever it takes to reach the walls goes into the written price.
