Everything the job includes, in the order we do it
- 01
Measure every opening
Each window is measured on site. Openings in older houses are rarely square, and that shapes how the new window goes in.
- 02
Choose windows and order
You pick the windows with us, or buy them yourself and we install them at the labor-only rate.
- 03
Protect the room
Floors and furniture near each window are covered before the old unit comes out.
- 04
Remove the old window
The old sash and frame come out without tearing up more wall or siding than the job needs.
- 05
Check the opening
The sill and framing are checked for rot. Soft wood is shown to you and repaired before the new window goes in.
- 06
Set, level and seal
The new window is set level and square, shimmed, fastened and sealed against water and air.
- 07
Trim inside and out
Interior trim and exterior trim are fitted and caulked so the window looks finished from both sides.
- 08

Clean up and test
Every window is opened, closed and locked with you, and the old units are hauled away.
Water gets into a house through bad window flashing long before anyone notices. The sealing step is the one that matters most in this climate.

Can we buy our own windows?
Yes. Buy them and we install them at the labor-only rate, starting at $225. Send us the order details first so we can check the sizes against your openings.
Do you replace one window or the whole house?
Both. A single cracked or fogged unit is a normal job. For several windows the price is per window, so the estimate shows each one.
Our window is fogged between the panes. Does the whole thing need replacing?
Fogging means the seal between the glass panes has failed. Sometimes only the glass unit can be swapped; if the frame is also worn, replacing the window is the better fix.
What if there is rot under the window?
It is common under old windows here. We show you what we find when the old unit comes out and price the repair before we fix it.
Is the installation covered by a warranty?
Yes, one year in writing on the installation: fit, seal and operation. The window itself is covered by its manufacturer's warranty.
Do you install patio doors?
Yes, sliding patio doors are installed the same way and priced as door replacement. There is a patio door job in our work photos.
