What Everett houses need
Northwest Everett was built in three waves: the 1890s boom, 1900 to 1915, and the 1920s. Bungalows, American Foursquares and Tudor-style houses went up on the same streets, mill owners' houses on large lots next to workers' cottages, much of it framed and sided with lumber from the Everett mills. Those houses carry many layers of old paint, and the wood under them is often better than the paint suggests.
South Everett is a different city. Silver Lake, Cascade View and the plats toward Mill Creek, such as Pioneer Trails, Seattle Hill and Kings Ridge, are mostly later suburban houses, many in subdivisions with shared common areas and an HOA. There the work looks more like Mill Creek's: wash, caulk, two coats, and colours the board will approve.

Everett has three historic overlay zones, Rucker-Grand, Norton-Grand and Riverside, with adopted design standards. If your house is inside one and you are changing siding, windows or the look of the front, check with the city before you commit.

Lead in old paint
Paint on houses built before 1978 can contain lead, and on a house from the 1890s to the 1920s it is likely in the lower layers. Scraping and sanding on those houses has to be done with that in mind, so ask any painter how they handle it.

Hills and tall fronts
The north end sits on slopes, and many older houses have a tall street side over a raised basement. Height and access set a lot of the price, so they are measured at the estimate.
