Exterior house painting, start to finish
Exterior painting starts at $2.75 per square foot and takes our family crew 4–8 days on a typical Mill Creek or Bothell house: pressure wash, scrape, caulk, spot-prime, then two coats. Dmitriy measures and prices it in person, and the work carries a written three-year warranty.

Everything the job includes, in the order we do it
- 01
Pressure wash
The whole envelope, gutters and soffits included, plus mildew treatment on the shaded north walls.
- 02
Walk the siding with you
Clean siding shows everything. Dmitriy points out soft boards and moisture spots before a drop of paint goes on.
- 03
Scrape and sand
Loose and failing paint taken back to a sound edge, then feathered flat so the repair doesn't telegraph through the finish.
- 04
Carpentry repairs
Rotten trim, split boards and failed sills replaced by the same crew — we don't paint over a water problem.
- 05
Caulk and fill
Seams, trim joints, nail holes and every window perimeter sealed with paintable elastomeric caulk.
- 06
Priming
Bare wood, patches and tannin-prone cedar primed; siding that was never painted gets a full prime coat.
- 07
Masking and protection
Windows, roof, decks, plants, driveway and cars covered before the sprayer is switched on.
- 08
Two finish coats
Sprayed and back-rolled on siding, brushed on trim, doors and railings — two full coats, never one thick one.
- 09

The site is left walkable every evening. On the last day you point, we touch up, then you pay the balance.
Paint lasts as long as the prep under it — that's why steps one through seven are never the ones we cut.

What exterior painting costs
Square footage means wall area, measured on site — not the number on your property listing. Colour changes, height and how much scraping the siding needs move the price inside these ranges. Every step is listed on the written estimate before work starts.
| Scope | Typical timeline | Starting at |
|---|---|---|
| Full exterior — siding, trim, doors | 4–8 days | $2.75 / sq ft |
| Trim, gutters and doors only | 2–3 days | $2.75 / sq ft |
| Deck painting and staining | 2–3 days | $3 / sq ft |
| Fence painting and staining | 1–2 days | $800 |
| Siding repair before paint | 1–3 days | $150 minimum |
A single-story home is usually $3,500–$8,000; two stories $6,000–$12,000.
When is it too wet to paint in Washington?
We paint when the siding is dry and the forecast gives us two dry days after the last coat — realistically late April through October, plus dry stretches either side.
How long will the paint actually last?
On prepped and primed siding, eight to twelve years before it needs another coat, and our written warranty covers peeling, flaking and blistering for the first three. South and west walls always fade first — they take the sun.
Do you spray or brush?
Both. Siding gets sprayed and back-rolled so the paint is worked into the grain rather than sitting on top of it; trim, doors and railings are brushed. Spraying alone is faster and that is exactly why we don't do it that way.
What happens if you find rot under the old paint?
Dmitriy shows you the board, replaces it, and adds the repair to the estimate before it is painted over. Carpentry is priced from the $150 minimum. We would rather have that conversation on day two than warranty the same wall twice.
Can you get HOA colour approval in Bellevue or Sammamish?
We prepare the submittal sheet with brand, colour code and sheen, and put samples on your wall so the board sees the real thing. You sign and send it — the approval itself stays with the HOA, so start it before the dry window opens.
Do we need to be home while you work?
No. Most exteriors happen with nobody home. We need access to an outdoor tap and the gate unlocked; everything else we bring. Olga answers texts from 7am to 9pm if you have a question.

Reading your siding: paint problem or wood problem
Start at the south and west walls — they take the sun and fail first. Chalk on your palm means the paint is spent but the wood underneath is fine. Hairline cracks across the grain point at movement. If a screwdriver sinks into the siding below a window, you have a water problem, and paint over it is money burned.
Timing a repaint around the Seattle weather window
The usable season runs from late April to October, and it fills from the inside out: the crews book May and June first. Exteriors need the siding dry and two dry days after the last coat, so a September start is a gamble that sometimes pays. If your repaint is already two years overdue, book the estimate in February — you get a choice of dates instead of whatever is left.
Paint, primer and sheen for damp climates
Primer is what sticks; paint is what shows. Bare cedar needs a tannin-blocking primer or the stain bleeds through within a season. On siding, satin survives washing and sheds water better than flat, while flat hides a wall that has been patched. Trim goes a step glossier than the body — it takes the weather and the hands.
Reading a bid: five lines that reveal the prep
Ask what happens before the first coat. A bid worth trusting names the wash, the scraping, the caulk, the primer and the number of finish coats, and says who replaces rot if it turns up. A bid that says “paint exterior — two coats” is not cheaper; it just moves the decisions to the day the crew is standing in your driveway.
Colour, HOA submittals and resale
Most plats east of I-405 want a submittal with brand, code and sheen before you start. Boards approve what they can picture, so put two large samples on the actual wall — a chip in the kitchen tells you nothing about how a colour reads under fir trees. For resale, stay inside the palette the street already uses and spend the difference on the prep.
