What Mill Creek houses need
Most of Mill Creek was built as one planned community. Tokyu Land bought the land in 1973, the golf course and country club went in from 1975, and the first houses were going up a year later. The original plat east of SR 527 is 21 subdivisions named after trees. That leaves a lot of late-1970s and 1980s houses with wood siding, wood trim and decks that are now over forty years old, where the real question is how much of the trim and deck framing has gone soft.
Later growth came through annexation, including the Thomas Lake area in 2005 and the newer streets of Mill Creek East, along with townhome and condo communities. Those houses are younger and mostly two-storey, often in fibre cement or composite siding. They rarely need heavy scraping; the work is washing, caulking the joints and staying inside the colours the association allows.

MCCA approval for a new colour
Inside the Mill Creek Community Association, changing exterior colours needs an Architectural Control Committee application. Repainting part of the house in the same colours does not. Replacing a deck or a fence also needs approval, so file before you book the work.

Many streets back onto greenbelts and tall firs. North walls, fences and decks in that shade stay damp for most of the year and grow mildew and moss, so they get cleaned and treated before any new coat goes on.

A deck built with the house in the late 1970s or 1980s is at the age where ledgers, joists and stair stringers start to rot. Push a screwdriver into the boards near the house and at the stairs before you book a stain job.

Do we need MCCA approval to repaint?
For a new colour, yes: the Mill Creek Community Association asks for an Architectural Control Committee application. Maintenance painting on part of the house in the same colours does not need one. Check the forms on the association's site before you book.

Our deck came with the house. Should we stain it or replace it?
Check the framing first. If the joists and posts are solid, repair the boards and railings and stain it. If the framing is soft in several places, repairs start costing close to a new deck, and Dmitriy will price both at the estimate.
