What Mountlake Terrace houses need
Mountlake Terrace was built fast after 1949. Peterson-LaPierre bought the land and put up modest two-bedroom houses, 20 by 30 feet, on concrete slabs with exterior walls of concrete block, sold to returning veterans for $4,999. The city incorporated in 1954. Many of those houses are still standing, and most have been added onto since, so one house can have painted block on the original walls and wood siding on the addition.
Lots are small, so exteriors are short and houses sit close to their neighbours. Around Town Center there are newer townhouses, and more building has followed the light rail station that opened in 2024. On the older streets the exteriors are quick to paint but slow to prep, because block and wood need different treatment.

Block walls need to be cleaned, checked for cracks and white mineral bloom, and primed for masonry before the finish coats. Wood primer on block, or block paint on wood, fails early.

Many original houses have a wood-framed addition next to the block walls. The two surfaces are prepped and primed separately, and the joint where they meet is sealed so water does not get in between.

Can you paint a concrete block house?
Yes. Block gets cleaned, cracks get filled, and the walls are primed for masonry before two finish coats. The wood parts of the house are prepped separately.
What is the white powder on our block walls?
That is usually efflorescence: minerals carried out of the block by moisture. It has to be cleaned off and the moisture source checked before painting, or the paint will lift.
Can you do the deck in the same week as the house?
Yes. On a short exterior that often makes sense. The deck and the house go on one estimate as separate lines.
Do you work around Lake Ballinger?
