Starting rates · all 21 cities
Eight numbers. The same eight for everybody.
Most painting companies here will not put a number on a page. We will. Below is every rate we start from, what is already inside it, and the four things that can move it. Dmitriy still has to see the house — square footage is honest only when someone measures it — but you will know the range before you text us.

The whole list
Every rate we start from
“Starting at” means a straightforward house with normal access. Complicated houses cost more — the section below says exactly why.
| Service | What the rate buys | Typical job | Starting at | Typical range |
|---|---|---|---|---|
| Interior painting | Walls, ceilings, trim and doors — two coats, patching and caulking included | 2–5 days | $3 / sq ft | $3–$5 / sq ft |
| Exterior painting | Wash, scrape, spot-prime, two coats on siding and trim, gutters cut in | 4–8 days, dry window | $2.75 / sq ft | $2.75–$5 / sq ft |
| Deck painting & staining | Sanded back, boards and rails, then penetrating stain or deck paint | 2–3 days | $3 / sq ft | $3–$5 / sq ft |
| Fence painting & staining | Both sides sprayed and back-brushed — flat rate up to a standard back yard | 1–2 days | $800 | $800–$2,500 |
| Deck repair | Soft boards swapped, rails re-fastened, stairs made solid before any stain | 1–3 days | $500 | $500–$4,000 |
| Fence replacement | Old fence out, new posts set in concrete, cedar boards, hauling included | 2–4 days | $45 / linear ft | $45–$70 / linear ft |
| Window replacement | Per window, installed and trimmed — the unit itself is billed at supplier cost | 1–2 days per unit | $450 / window | $450–$1,100 / window |
| Handyman work | Doors, drywall patches, trim, gutters, pressure washing — one visit, one price | same week | $150 minimum | $150 minimum, then $95–$110 / hr |
| House painting | Inside and out in one booking, one schedule, one price | 2–3 weeks | $7,000 | $7,000–$15,000 |
| Deck replacement | New boards on a frame we check first, or a new frame where it needs one | 3–6 days | $45 / sq ft | $45–$85 / sq ft |
| Fence repair | Leaning posts reset, split rails replaced, gates made to close again | 1–2 days | $300 | $300–$1,500 |
| Bathtub refinishing | A worn tub resurfaced in a day instead of torn out in a week | 1 day | $500 | $500–$800 |
| Door replacement | Interior and exterior doors hung square, hardware lined up | 1 day per door | $400 / door | $400–$1,800 / door |
| TV mounting | Into studs, level, cables out of sight | same week | $150 | $150–$300 |
Drywall repair and flooring installation are quoted per job while we finish collecting those rates — text Olga and she will give you a number.
What is already in the rate
- Paint and primer. The grade the surface needs — not the cheapest bucket on the shelf.
- Prep. Washing, scraping, sanding, caulking and patching. It is most of the work and it is not a line you can decline.
- Masking and protection. Floors, furniture, windows, landscaping. Re-masked every morning on occupied houses.
- Ladders and equipment. Sprayers, ladders, standard staging — ours, not rented on your dime.
- Daily and final cleanup. Tape off, debris hauled away, walkthrough with you before the invoice.
- The written warranty and the drive. Three years on exterior paint, and no travel line however far into the 21 cities you are.
What is quoted separately
- Carpentry and rot. Rotten siding, trim or sill has to be replaced before paint. Measured and priced at the estimate, in writing.
- Rented scaffolding or a lift. Needed on some three-storey and hillside houses. At cost, no markup.
- Window units and material overruns. Beyond the standard cedar spec — billed at supplier price, receipts shown.
- Lead-safe work. On pre-1978 houses where testing comes back positive. Rare, but we will not skip it.
Nothing appears on the invoice that was not on the estimate. If we open a wall and find rot nobody could see, work stops and Dmitriy calls you with a number before anybody keeps going. You decide. That is the whole change-order process.
Why your number differs from your neighbour's
Four things move the price. Your address is not one of them.
- 01
Condition
A wall that needs two hours of scraping per section costs more than a wall that needs a wash. Chalky stain and peeling paint are the biggest swing.
- 02
Height and access
One storey on a flat lot is fast. Three storeys on a slope means staging, two people spotting, and slower days.
- 03
Colour change
Beige over beige is two coats. Dark brown going to white can be three, plus a tinted primer.
- 04
Detail count
Shutters, corbels, railings, French windows and cut-in gutters are all brush work. Square footage does not see them; we do.
Real shapes of houses
What jobs like yours land at
Ranges, not promises — they include paint, prep and cleanup on houses in normal shape.
2,400 sq ft two-storey exterior
$7,500–11,000
Cedar or hardboard siding, full wash and scrape, trim and gutters. Eight working days with three of us on site. Higher end if the old stain is chalky or the lot is steep.
1,600 sq ft interior, walls and trim
$4,800–6,500
Occupied house, four to five days, one floor at a time so you keep a room to live in. Vaulted ceilings and stairwells push it up.
400 sq ft deck, sand and re-stain
$1,200–1,900
Two to three days including railings. Board repair is quoted alongside, from $500, and happens before the stain goes on.
Why publish rates at all when nobody else does?
Because the first question in every text is what it costs, and "we would need to see it" is not an answer you can plan around. The number still gets confirmed at the walkthrough — but you know the range before you dial.
Is the estimate binding?
The written estimate is the price. Nothing appears on the invoice that was not on it. If we open a wall and find rot nobody could see, work stops and Dmitriy calls you with a number before anyone keeps going.
Do you take a deposit?
No deposit to book, and nothing to pay until the final walkthrough is done. We take Zelle, Cash, Check.
Do materials come out of these rates?
Paint and primer are inside the rate. Window units, fence material beyond the standard cedar spec, and rented staging are billed at supplier cost with receipts.
